ONSITE RE-ASSEMBLY

Meadowlark Log Homes pre- assembles a fully complete, handmade, hand-peeled log home package at our Libby, Montana plant to high standards of Amish craftsmanship, meeting or exceeding all national building codes.

All logs must pass through strict quality controls. First, logs are subjected to Meadowlark's own in- house inspection, then each log is grade stamped according to LHC log grading rules. You will recieve your own LHC log certification report when your log home is shipped.

The pre- assembly system allows us to maintain strict quality control standards, assuring trouble- free re-assembly at your building site.

We realize that one of the most difficult decisions after the purchase of the log home package is finding competent builders to re-assemble the log home.

We offer a unique solution to this dilemma, through our skilled and highly qualified Independent Builder/ Dealers located throughout the United States . See Builder Dealer Locator

In addition to our builder/ dealers, we provide the following list of experienced, veteran log home builders. To get your new Meadowlark Log Home assembled, we encourage our customers to make direct contact with these builders, or other builders of your choosing.

How do I get an idea of cost to set the log home on my building site and put a roof on it?

MY RE- ASSEMBLY COST ESTIMATOR:

Option 1: Dry-in thru roof felt:$23 to $34 per sq. ft.

Delivery, Unloading, Crane, Crew Travel and Motel, Logs re- assembled onsite, plus: Materials and installation for t&g ceiling, rafters, roof insulation, felt, cedar fascia, stair install, rails install, porch t&g ceiling and roof install, thru felt and fascia.

Multiply this x the sq. ft. shown for the floor plan.

Costs vary according to floor plan and location. More porches, dormers, steeper roof pitches, higher walls, further delivery, farther crew travel, etc, will affect the price. This is given as an initial help for you to estimate costs. When you are ready for the next step, we encourage you to contact our builders below, or visit our Dealer Page for a firm quote on your floor plan.

For California and certain US. locations, and international orders, you may need to add 10%-25% to your onsite cost estimator.

My Dry- In/ Partial Owner Build Cost Estimator:

I can do some work myself- How does that work?
Option 2. Finished home: $90 to $125 per sq. ft.

Answer: It works out great! Meadowlark supplies over half of our log homes to people who want to save considerable amounts of money, but who are determined not to compromise quality. You have found the perfect package for this.

In most cases, the owner/ builder prepares the concrete work, the basement walls, and installs the porch deck floors and subfloors.

Then, an experienced Amish or other good crew shows up and installs the log package on the floor and installs a roof up through the felt. This professional team also installs the porch roofs, interior log stairs, railing, and sometimes things such as loft floors or windows and doors.

Now you, the happy owner, can complete your home and can have peace of mind because the home is dried in meaning rain or snow will not harm it.

My Turnkey Cost Estimator:

Option 3. Finished Turnkey:$135 to $185+ per sq. ft.

There are experienced builders available to turnkey your Meadowlark Log Home. This means everything from the foundation until you turn the key to walk in. Excavating, backfilling, septic, driveways, and landscaping is usually not considered part of this figure.

This price is dependant on things such as extra porches, finished basement, steeper roofs, high end cabinets, windows, doors, and other choices that will determine your final cost. This estimate is for a general idea only. For California and international orders, your cost will usually be higher.

Option 4. Logs- only re assembled $4 to $5 per sq. ft.

This option is if you want only the log portion to be re assembled and you have the means to put on the roof and finish the home. This price estimate will vary with the design and size of the home, and includes: Complete log re assembly, adhesives, gaskets, steel pins, hardwood dowels, log screws, foam in corners and splices. Crane cost is additional, and costs from $1.10 to $1.60 per sq. ft.
